How To Book

Please email or phone us at any time to get help choosing an appropriate property for your stay.  Depending on your needs, we can make recommendations from among the listed homes on the website.  We can help you narrow down your options,  once we find out more about you!  If you send an email, please be sure to include your dates of travel, number of adults and children in your party, and any pets.  Also include anything else that will help us in understanding your accommodation needs.  We look forward to assisting you in finding the perfect vacation home for your needs. 

Some of our properties are offered for rent and managed directly by the property owner.  Some are professionally managed by an agency or property manager.  If it is your preference to book through an agency,  or if you prefer to book directly with an owner, let us know.  We can use that information to help you find the property that will best meet your needs.  Once you have decided on a property,  we will refer you to the agency, owner, or property manager who is handling those bookings. There is no fee to the Guest for this service. 

If you have already decided on a vacation home, or would like more information from the person doing the booking for that property, you can click on the “Reserve Now” button, located on each property’s web page.  This will generate an email to either the owner of the property, or their agent or property manager who can answer questions and/or manage the booking. 
 

Payment & Taxes

Methods of Payment

All prices are quoted in Canadian funds.  Agencies accept VISA and MASTERCARD. Many owners also accept some form of electronic payment, although they will sometimes add a convenience fee for this. Please inquire about accepted forms of payment when reserving a property.

Taxes

HST is charged on select properties.  HST is also charged on agency services, for those homes represented by an agency.

Minimum 3 Night Bookings

Each owner or agency is free to set their own policies regarding minimum stays.  Due to costs associated with housekeeping, most properties require a minimum of a 3 night booking.  Some require longer bookings, especially in the peak seasons.  The policies pertaining to each home are generally listed in the pricing section of the property listing.

Payment Policies

Each owner or agency sets their own payment policies.  In general, for reservations more than 60 days prior to the arrival date, 50% of the rental fee is required at the time of booking.  The balance is generally due 60 days prior to your arrival date.  For reservations less than 60 days prior to the arrival date, full payment is often required at the time of booking.

Cancellation Policies and Travel Insurance

Please inquire as to the cancellation policy when booking a property,  as these policies are set by the individual owner or agency.  In general, confirmed vacation rental reservations are NON-REFUNDABLE.  If the guest agreement for the property you are booking states that the fees are non-refundable,  we strongly suggest purchasing travel insurance.

Accidental Damage Plan

Some agencies offer an Accidental Damage Plan.  This is a service plan to protect Guests from being charged for accidental damage while staying at one of the agency’s homes.  If a property is covered under this plan,  the cost of the plan is included in the agency booking fee which is noted in the pricing of the listing.

Security and Damage Deposit

Please be sure to inquire about security and damage deposits when booking a property.  In general,  most owners will require a damage and security deposit.

Privacy Policy

Your privacy is our priority.  No information collected by us will be shared with anyone outside of VIVR, other than with your express permission when we make a referral to a property owner or agency for your booking.
