An Owner’s Guide to Vacation Property Rentals

- Communication… We contact owners and housekeepers to inform them of bookings
- Tourism Member…Our properties meet Hotel Industry Standards as recognized by BC Tourism’s Approved Accommodation program
- Chamber of Commerce…We hold membership in Campbell River and sit on the board for Quadra Island’s Chamber of Commerce
- Licensing… We are a registered Travel Agency under the Business Practices and Consumer Protection Authority and hold customer payments in a monitored trust account
- Damage Protection… We provide $500 of accidental damage coverage for each of the renters renting your property
- Guest Services… We organize arrivals, directions, home manuals, and gather feedback
- Housekeeping… We provide cleaners on a contract basis
- Invoicing… We provide monthly payment & invoicing, withhold and submit taxes
Owner Responsibilities
- Arrange for personal liability insurance on vacation rental property in the minimum amount of $2 million. There is usually an increase charge, so ask your insurance company for a quote. We can recommend some insurance agents that offer competitive prices.
- Ensure the home is cleaned to industry standard, and the grounds are well maintained.
- Provide all the essential articles needed for guests to have a relaxed stay. VIVR will provide the owner with a list of utilities and items required.
- Hire a property manager who is available and reachable during guest visits. VIVR now owns and operates North Coast Property Services and will provide property management on a contract basis.
- Inform us of any Owner Use of the property promptly. VIVR holds the master schedule of all rental properties, and the property is committed to paying customers in the event of a double booking.

Fees for Listing With Us
- The Initial Registration and Set up Fee: $200 plus GST. Due at the time of listing one’s property with VIVR
- Annual Fee: $100 yearly administration fee (after the first year). Due January 31st. This covers the annual home review and revisions entered into the database and web site and contributes to marketing efforts
Ongoing Fees VIVR is authorized to deduct from rents received, prior to payment to the Owner, the following:
- a management fee of twenty-five percent (25%) of the rental revenue on all VIVR bookings plus GST on this amount
